Websites for trades · Leeds, Grenville & the Frontenac Islands

A quarter of the dwellings in the Frontenac Islands are seasonal. Their owners are not here, and they are choosing you from a phone.

Waterfront and island property is the most search-decided trade market in eastern Ontario. The customer usually cannot visit, cannot ask a neighbour, and cannot see the problem. All they can do is read.

Something’s leaking at our place on Howe Island and we can’t get there until Friday. Who can go look?

[your business] is listed in the area, but there’s nothing saying whether they go out to the islands, how the ferry affects the callout, or what they charge. Here are three I can answer for:

01 — The situation in Gananoque & the Thousand Islands

An economy built on people who are somewhere else most of the year.

Gananoque had 5,383 residents at the 2021 Census and calls itself the gateway to the Thousand Islands. Its economy is tourism and hospitality — the casino, the Thousand Islands Playhouse, the boat tours. The region became a UNESCO Biosphere in 2002. Highway 401, the CN main line and the St. Lawrence Seaway all pass through.

The Frontenac Islands township had 1,930 residents, up 9.7%, across 903 occupied dwellings out of 1,212 — meaning roughly a quarter of the housing stock is seasonal. Wolfe Island alone is 124 square kilometres and about 29 kilometres long, with a year-round population near 1,400 that doubles or triples in summer. It carries the Wolfe Island Wind Farm — 197.8 megawatts across 86 turbines, operational since 2009 — and is reached by a free Ministry of Transportation ferry that uses an underwater air-bubbler system to keep the winter route ice-free.

Brockville, half an hour east, is a different animal: 22,116 residents packed into 20.91 square kilometres at 1,058 people per square kilometre, one of the densest urban cores in the region, with 3M running four factories there alongside Shell Canada, Canarm and Trillium.

What makes this area different

Island and waterfront work has a logistics dimension no other market on this list has. Can you get there. What does the ferry do to the callout. Can you go and look without the owner present. Will you send photographs. Those are the questions that decide the job, they are asked from four hours away, and almost nobody answers them in writing.

02 — Who this is for

Trades that can get to the island.

One business per trade, per area. Two dock builders working the same stretch of shoreline can’t both come first in the same search. I’m not going to pretend otherwise. When your trade in Gananoque & the Thousand Islands is taken, it’s taken — and I’ll tell you that rather than take the money.

03 — Why it matters now

Your customer cannot see the problem and cannot ask anyone about you.

That is the defining condition of this market. An owner in Toronto or Ottawa with a leak on Howe Island has no way to assess you except by reading. They cannot drop in. They do not know the neighbours. Their only inputs are your website, your reviews, and whatever an assistant tells them.

Which means the things that feel like small print are the things that close the job. Do you go to the islands. How does the ferry affect what you charge. Will you go and look without me there. Will you send photographs before you start. Can you invoice remotely.

None of that is marketing. It is the same set of questions you already answer on the phone six times a week. The only change is writing them down where a machine can find them.

  • Roughly 68% of local searches now show an AI summary above the results, and the seasonal owner searching from Toronto is exactly the person who will accept it.
  • Facts must be in visible text. In testing, Claude drew 0% of its answers from structured data, Perplexity 12.5%, Google AI Mode 25%.
  • Measured gains: +40.9% for quotations, +30.6% for statistics, +27.5% for citing sources. Vagueness is the thing that loses.
  • 45% of consumers now use an AI tool for local recommendations, and 82% read the AI-written review summary instead of the reviews.
  • Naming Wolfe Island, Howe Island, Rockport and Ivy Lea individually makes you citable for each. “The Thousand Islands area” makes you citable for none.

04 — What you actually get

Built for how people in Gananoque & the Thousand Islands actually search.

An island and waterfront service page that answers the logistics honestly — where you go, how the ferry affects scheduling and cost, and what you will and won’t do without the owner present.

A property-check service page, if you offer it. Absent-owner checking is a real revenue line in this market and I have not seen anyone market it as its own service.

Photographs of finished work, and a stated commitment to sending photos during a job. For a customer who cannot visit, that is worth more than any adjective you could write about yourself.

  • A page for each island and village you serve, named individually
  • Honest logistics — ferry timing, access constraints, and what it does to the cost
  • A remote-authorisation and photo-documentation process, written down
  • Google Business Profile with a compliant service area
  • Automatic review requests, because absent owners read reviews harder than anyone
  • Prices, or at least a callout rate, in writing

Buyout

You can buy the site outright at any time. It starts at $3,000 and drops $100 every month you’ve been with me, to a floor of $500. Leave whenever you like and take the site with you — I’d rather you stayed because it works.

06 — Questions people actually ask

Gananoque & the Thousand Islands trades, answered plainly.

How much of this market is actually seasonal?+

In the Frontenac Islands, roughly a quarter — 903 of 1,212 dwellings were occupied at the 2021 Census, meaning about 309 are seasonal. Wolfe Island’s year-round population is near 1,400 and reportedly doubles or triples in summer.

The commercial significance is that a large share of your customers are not present when they hire you. They are researching from a city, months in advance or in an emergency they cannot attend, and they are deciding on written evidence alone.

Should I put my callout rate for island work on the website?+

I think so, and almost nobody does. The customer’s real anxiety is not the hourly rate — it is not knowing whether the ferry, the boat, or the distance turns a small job into an unpredictable bill.

Publishing how you handle that removes the reason to keep phoning around. It is also the single most useful thing an AI assistant can repeat about you, because it directly answers the question being asked.

Does a page for each island really make a difference?+

Only if each page says something true and specific that the others don’t. Wolfe Island has a free MTO ferry with an air-bubbler system keeping the winter crossing open; Howe Island has a different access situation entirely; Rockport and Ivy Lea are mainland. Those differences change the job, so they justify separate pages.

If all I could do was swap the place name in the same paragraph, I wouldn’t build them. That is a doorway-page pattern and search engines have been discounting it for years.

What does it cost?+

$79 a month with an $895 setup, $199 a month with setup waived on a six-to-twelve month term, or $349 a month. Buyout starts at $3,000 and drops $100 for every month you’ve been with me, to a $500 floor. Live in 30 days or your first month is free.

Do you make ranking promises?+

No. Google states plainly that there is no way to request or pay for a better local ranking. What I promise is the work, the launch date, the refund window, and one business per trade per area.

Other areas I work in

Each of these has its own page, because the same trade is a different business in each of them. What sells a job in Gananoque & the Thousand Islands is not what sells one twenty minutes down the road, and a page that tries to cover both wins neither.

Absent owners decide on what they can read.

If your customers are choosing you from a city four hours away, what’s written down is the whole sales process. Tell me your trade and I’ll show you what I’d write.
